RESIDENTIAL CONCRETE LEVELING

Concrete Patio Leveling

Raise settled patio sections and improve drainage around outdoor living areas.

WHAT TO LOOK FOR

Signs the slab deserves a closer look.

A low patio can hold water or tilt furniture. It may also direct runoff toward the home. If the slab is still serviceable, lifting may restore a more useful height without rebuilding the entire outdoor area.

01

Water collects against the house

02

Furniture rocks across a joint

03

A patio panel has separated from an adjoining slab

04

The surface slopes in an unwanted direction

WHY IT MOVES

Start below the surface.

Concrete usually settles because the support below it changed. North Texas moisture swings and drainage can both play a part. So can disturbed fill.

Drainage at the house

Roof water and irrigation can concentrate along the patio edge and change the supporting soil.

Settled backfill

Soil near the foundation often differs from undisturbed ground and can compress over time.

Voids below large panels

A broad slab can bridge weak areas until a section begins to drop.

THE REPAIR PLAN

How we approach this surface.

01

Read the drainage

We look at the house, yard, joints, and any drains before deciding which direction the slab should move.

02

Protect adjacent finishes

Doors and siding set lift limits. Posts and stone may add more. Other outdoor features can too.

03

Raise and support

Foam fills accessible voids and moves suitable panels toward the planned height.

IS LIFTING A FIT?

Keep the concrete when the concrete is worth keeping.

An estimate should separate settlement from slab failure and explain the limits before work begins.

LIFTING MAY FIT

Look for sound, movable concrete.

  • The patio is intact and has room to move
  • The low area can be reached with an injection plan
  • The desired slope works with surrounding slab heights

CONSIDER ANOTHER REPAIR

Some conditions need replacement or more investigation.

  • The surface is extensively cracked or flaking
  • The patio needs a completely new drainage design
  • A roof or structural post depends on the slab in a way that prevents lifting
